A Batdongsan.com.vn survey from the second quarter of 2026 found something worth noting. 69 percent of Ho Chi Minh City homebuyers would accept moving away from downtown, mainly for more space and a lower price. Meanwhile, 72 percent said they now weigh infrastructure, green space, schools and healthcare access alongside location itself. They no longer treat it as an afterthought. Developers have taken note. Parks, wellness floors and international-standard amenities are showing up in projects well beyond the old city limits. Often, they now serve as the headline feature. “Buyers are pricing in a lifestyle, not just a street name.” As a result, that shift changes what actually earns a premium at resale for anyone holding a central asset. Not necessarily. The newest integrated developments along the Saigon River in Thao Dien and Thu Thiem were built around the exact criteria buyers now ask for, well ahead of the trend. Both also sit within a short radius of the central business district. “The core did not lose the lifestyle race. It simply built the ecosystem inward.” For buyers unwilling to trade convenience for green space, that combination removes a tradeoff most outskirt developments still ask them to make.
Price data adds another layer to this decision. According to CBRE Vietnam, primary apartment prices in Ho Chi Minh City’s core climbed by roughly 14 percent a year between 2021 and 2026. The firm expects that pace to ease only slightly in the years ahead. By comparison, outskirt markets tell a different story. Construction of low-rise housing has picked up sharply in those areas. Even so, forecasts point to yearly appreciation closer to 5 to 6 percent through 2028. That growth is spread across a much larger and more competitive supply base. “A lifestyle upgrade should not come at the cost of a slower-growing asset.” Buyers who secure both the ecosystem and the address are not splitting the difference between two goals. In effect, they are compounding two advantages inside a single purchase, a combination that becomes harder to replicate once a project outside the core sells out.
