Grade A office HCMC 2026 rent reached $64.7 per sqm per month in Q1 2026, up 1.1% year-on-year. According to JLL, this puts HCMC in the top 5 most expensive net rent markets in Asia-Pacific. New Grade A supply in central HCMC remains very limited. The year 2026 recorded only one notable new project, The Kross at 3 Ton Duc Thang. Furthermore, this supply shortage is projected to last until around 2028.

Regarding rents, JLL recorded $64.7 per sqm per month for central Grade A space in Q1 2026. Other consulting firms like Maison Office recorded a wider range of $35 to $70 per sqm per month. This range depends on the specific location and building reputation. Notably, absorption rates in existing buildings remain very stable despite limited new supply. The market is currently tracking several projects expected for delivery in Q2 2026. These projects are expected to ease supply pressure in prime locations.
Behind this price increase is a clear shift in demand. Global Capability Centers (GCCs) are moving core functions into HCMC. These functions include technology, R&D, data analytics, and strategic operations. Consequently, companies no longer view HCMC merely as a low-cost office location. “Supply scarcity is not slowing down demand, but it is reshaping competitive standards across the entire Grade A office market.”
Grade A office demand in HCMC is clearly divided by function and area. District 1 remains the top choice for management and international connectivity. Meanwhile, Thu Thiem and Thu Duc City are emerging as top destinations for large-scale GCCs, R&D hubs, and delivery centers. This is due to better land supply and lower cost pressures than the traditional core.
Ms. Lai Thi Nhu Quynh, Associate Director of Commercial Leasing at Savills HCMC, shared her view. She noted that GCCs today demand international-standard workspaces, strong IT infrastructure, and flexible, scalable layouts. As a result, they do not simply search for cheap rental prices.
Market reality clearly reflects this trend. Financial institutions, banks, and multinational corporations are not overly sensitive to price. Instead, they prioritize building location and reputation. Any vacant Grade A central space immediately attracts strong interest from multiple potential tenants upon listing. Therefore, the Grade A office HCMC 2026 market is no longer just about price. It is now a competition over real value and tenant experience.
A clear trend is shaping new luxury developments in HCMC. Most projects no longer separate offices and residential space completely. Instead, they integrate both within the same complex or adjacent blocks.
For example, The Metropole Thu Thiem allocates lower floors for offices, while adjacent buildings serve as dedicated office towers. Lotte Eco Smart City goes even further. It integrates Grade A offices, retail space, and luxury apartments into a single 60,000 billion VND complex.
This combination is not accidental. Global executives are moving to HCMC to manage GCCs. Thus, demand for luxury housing near District 1 and Thu Thiem grows alongside office demand.
